Background of the Study
Housing finance has long been a challenge in developing economies, particularly for informal sector workers who often lack access to formal credit systems. In Nigeria, where a large proportion of the workforce is employed in the informal sector, securing housing is often a significant hurdle. Informal sector workers, who include traders, artisans, and small-scale entrepreneurs, typically face difficulties in obtaining mortgage loans due to irregular income, lack of collateral, and limited access to formal banking services (Nwaokoro & Adamu, 2024). In response to these challenges, housing microfinance solutions have emerged as a promising alternative to support these workers in securing affordable housing.
In Kwara State, the informal sector constitutes a significant portion of the workforce, yet many workers remain excluded from conventional housing finance options. The introduction of microfinance institutions offering tailored housing loans could help bridge this gap, making homeownership more accessible to those in the informal sector. Housing microfinance programs are designed to provide small, low-interest loans to individuals who may not qualify for traditional bank financing. These programs also often include flexible repayment terms and reduced collateral requirements, making them more accessible to informal sector workers.
This study aims to assess the effectiveness of housing microfinance solutions in facilitating homeownership for informal sector workers in Kwara State, focusing on their accessibility, impact, and challenges.
Statement of the Problem
Despite the growth of microfinance institutions in Nigeria, housing microfinance solutions for informal sector workers remain underdeveloped in many regions, including Kwara State. Informal sector workers in the state continue to face challenges in accessing affordable housing finance, leading to a significant housing deficit. The lack of appropriate housing microfinance solutions exacerbates the difficulties faced by these workers, limiting their ability to invest in decent homes. This research seeks to evaluate how housing microfinance solutions are addressing these challenges, exploring both their successes and limitations in Kwara State.
